GENERAL:

The villa will be available from 1700 hours local time for occupancy. Departure time is 1000 hours unless otherwise agreed with the home owners. Vacating after 10 am may incur a charge equivalent to one days accomodation.

All bed linen and towels (except beach towels) are provided for your use.

BOOKING:
The signing of the booking form confirms the acceptance of the terms and conditions set out below (and or any amendments) and shall be binding on all the persons intending to occupy the property whether or not such persons have signed the booking form.

The Owners will confirm each booking as soon as possible after receipt of the signed booking form and deposit is received. Once the Owners have issued the booking confirmation the signatory is responsible for the total price of the rental property as agreed.

PAYMENT:
A minimum reservation amount is required, together with a completed booking form to make the reservation.
Payment of balance is due 12 weeks prior to your arrival date. a refundable security deposit of £250.00 or $440.00 is must be paid at this time. If full balance is not paid by this time, we reserve the right to cancel the booking. The reservation deposit will be forfeited.

BOOKING CANCELLATIONS:
Providing the Owners receive written notice of cancellation not less than 12 weeks prior to the actual booking date, the signatory will not be liable to pay for the full balance. It is the responsibility of the signatory to ensure the signed cancellation letter reaches the owners. E-mail cancellations are not acceptable. The reservation deposit will be forfeited.
If cancellations received between 12 weeks and start of the holiday, the signatory is liable to pay the full balance of the final invoice.
If the Owners are successful in re-letting the property for all or part of the reservation period, the full balance or part balance of the final invoice will be refunded.
A cancellation fee may apply.
We strongly recommend that all guests take out comprehensive holiday, injury, medical and cancellation insurance cover at the time of booking.

In the unlikely event that personal circumstances necessitate the cancellation of the booking by us, we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind).In the unlikely event you will be offered a choice of renting another villa through us (subject to availability) with the price difference payable/ refundable, as appropriate or of receiving a full receipt of all monies paid to the villa owners. No compensation shall be payable.

SECURITY DEPOSIT:
Upon signing the rental agreement the signatory agrees to pay for any damage of any kind to the property from the security deposit.All damages or faults found at the home must be reported to the managmetn company at the earliest oppertunity.
The home inventory is checked before and after your stay and any faults reported may result in additional cleaning charges eg. spills, stains etc.

We retain the right to retain the security (in part or full) deposit to cover breakages, damage or non return of key.

This deposit is fully refundable after your departure from the property, providing there are no claims made against it. In the event of any excess damage of any kind to the property or excess cleaning costs or excessive use of utility- water, gas, electricity (e.g. leaving external doors open with air conditioning on) which exceed the security deposit of £250.00 ($440.00) the signatory will be held responsible for all additional costs. We reserve the right to pursue a guest for reconpense for any and all damages caused which may exceed the value of the security depsoit, within 14 days of being served notice of this.

Barbecue if used must be left clean or $50 or equivalent will be deducted from deposit for maintenance man to clean.

Florida has a sub tropical climate and care must be taken wiht food that is left uncovered. Spoiling and contaminating food left uncovered can attract insects very quickly. any added costs for pest control services incurred from lack of care in this, may be passed to you.

POOL HEATING:
Pool heating should be requested at the time of booking (recommended November-March). There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, predominantly the weather conditions at the time. The owner or owner's agent will not be held responsible for any electrical or mechanical failure of pool heating equipment.

SMOKING:
For the safety and comfort of all our guests smoking is not permitted within the property. Thank-you.
